人文环境


格林威治村是纽约市内早期建筑最为集中的区域,该历史古区因而要求新建建筑必须尊重现状建筑、区域内的艺术生活和浓厚的街道历史底蕴。项目基地前身为地面停车场,位于两个地铁隧道之上,为六面形,且被隔成不同区域,给项目设计带来了巨大的挑战;最终设计为拥有30套住宅单元的豪华项目,通过体量,材料表达和坚实的地基成功应对了上述挑战。

Home to the highest concentration of early architecture in New York City, the historic district of Greenwich Village requires that new structures must respect its existing architecture, the artistic life within its boundaries, and the history that permeates its streets. Formerly a surface parking lot, the six-sided, split-zone site above two subway tunnels posed significant challenges, which the design of the 30-unit luxury residential development negotiated through its massing, material expression, and robust foundation.


幕墙设计


建筑从11层到7层自北向南采用了退台式设计,兼顾功能分区要求,在周围鳞次栉比的各式建筑中起到恰倒好处的过渡作用。波浪带状的玻璃标识各个楼层,若丝带般凹凸有致。周围以石工结构为主的各式建筑,以及杰克逊公园,都与大楼的玻璃外墙相映成趣,实物与影像的并列营造出建筑之间的和谐的氛围。

The building volume steps down from 11 stories to seven stories, from north to south, accommodating the zoning laws and mediating the varied scales of the neighborhood. Undulating bands of glass identify individual floors, creating a ribbon-like series of convexities and concavities along the street wall. The predominantly masonry structures of the immediate surroundings, along with the park, are “played back” in the glazed façade, creating an intimacy of scale congruent with the local context through juxtaposition. 


公共空间

The fluid form of One Jackson Square’s glass façade is carried through to the lobby, where undulating glass is replaced with wood, lending a warm atmosphere to the space. The walls of the lobby are likened to the banks of a river. Just as a river’s edge is eroded by the flow of water, the layered bamboo walls of the lobby are carved and smoothed by the ebb and flow of residents. A detailed 3-D computer model of the lobby was used to generate 2-D pieces of bamboo plywood, which were then stacked and milled to create the smooth, undulating surface. The striations that result along the carved form of these plywood layers makes this process visible, creating a topography of subtractive sculpture. Skylights at the end of the lobby beckon visitors further into the carved space.

除了大堂,KPF还设计了电梯轿厢、公共走廊、休息区、媒体空间、健身房和理疗室,以及大楼所有30间公寓中的厨房和洗手间。天然的形态和中性、泥土色调的组合贯穿了所选用的材料和家具。这种优雅而低调的室内风格衬托出杰克逊广场的自然美以及住客的个人品味。

In addition to the lobby, Kohn Pedersen Fox designed the elevator cabs, public corridors, lounge, media space, gym and treatment room, as well as the kitchens and bathrooms in all of the building’s 30 apartments. Natural forms and a neutral, earth-toned color palette were used to guide the selection of materials and furniture throughout. The interiors are an elegant, understated backdrop for the natural beauty of Jackson Square Park and the individual tastes of residents.

The lighting within the mirrored walls of the elevator cabs replicates the pattern of the lobby ceiling and floor. The materials of the cabs, including the refined wood ceilings, merge the lobby aesthetic with that of the apartments above. Upstairs, the floorplan positions apartments along a single-loaded corridor, allowing natural daylight to come through a series of punctured windows.

The apartments feature custom Molteni kitchens with walnut and warm white lacquer cabinetry. In the bathrooms, honed Manhattan Calacatta marble is added to this palette of walnut and warm white. The bathrooms feature open designed “wet-zones,” as well as William Pedersen’s custom-designed walnut vanities and walnut millwork medicine cabinets.

三类基本户型组成了这栋建筑,低层单元和街道以及公园相连。中层的复式单元和格林威治村有着强烈的关联。高层单元拥有完美的三个方向的景观,包括城市景观和河道景观,住户们可以在家中尽情的享受日落和日出之景。

Three basic types of apartments make up the building. Low-rise units connect to street and park. Mid-rise duplex units strongly connect to Greenwich Village. High-rise units look out to the city and the river beyond in three directions, letting residents watch both the sunrise and sunset.
